Energy Certificate

The energy efficiency certificate is valid for a maximum of ten years, except when the energy rating is G, which is valid for a maximum of five years.

IMPROVES THE ENERGY RATING LETTER

In current times of very high energy costs, in addition to complying with current legislation, it is very interesting to carry out energy certification using simulation software and thus obtain a better rating based on the savings and efficiency measures adopted.

KNOWS THE CONSUMPTION AND EMISSIONS

The energy performance certificate informs about the energy characteristics of the building, its energy consumption and CO2 emissions. The certificate shows the energy consumption and the amount of CO2 emissions required and emitted by the building respectively to maintain a comfortable temperature throughout the year.

The energy label shows the energy rating in letter form between A and G, with A being the best rating and G the worst.

ENERGY EFFICIENCY SUBSIDIES

The energy certificate is the most reliable and objective proof that the administration can value to give the go-ahead in the approval of any aid.

The government is providing money in the form of aid to reduce our dependence on fossil fuels and improve energy efficiency, therefore, it is logical, normal and desirable that they request proof that the subsidized actions have given a significant result in reducing energy consumption and pollutant emissions.

    • Simplified procedure: it is a calculation estimate based on less detailed information of the constructive characteristics and installations of the buildings.
    • General procedure: detailed energy simulation that additionally evaluates the fulfillment of part of the energy saving requirements established in the CTE included in the basic documents HE0 and HE1.

IS IT MANDATORY?

  • In 2007, it became mandatory to have an Energy Efficiency Certificate for newly constructed buildings.
  • In 2013, this requirement was extended to the sale and purchase or rental of existing public and private buildings and to properties of more than 250 m2 occupied by a Public Authority and the use of the energy efficiency label obtained as a result of the certification was regulated.
  • With the publication of Royal Decree 390/2021 of June 1, the range of buildings requiring EEC is extended and the publication of the label is mandatory for the sale and purchase of real estate (See current scope of application).
  • The owner of the building is responsible for the certificate and is the one who will have to assume the fine if he does not have it.
  • Fines for non-compliance in terms of energy certification of buildings range from 300 € to 6,000 € depending on their severity.

ÁMBITO DE APLICACIÓN ACTUAL

Royal Decree 390/2021, of June 1, approving the basic procedure for the certification of the energy efficiency of buildings.

  • Existing buildings or parts of buildings that are sold or rented to a new tenant.
  • Buildings or parts of buildings owned or occupied by a public administration with a total useful floor area greater than 250 m2.
  • Buildings or parts of buildings in which renovations or extensions are carried out:
    • Replacement, installation or renovation of thermal installations.
    • Intervention in more than 25% of the total surface of the final thermal envelope of the building.
    • Enlargement of more than 10% of the surface or the built volume of the unit or units of use on which the intervention takes place, when the total useful surface enlarged exceeds 50 m2.
  • Buildings or parts of buildings with a surface area greater than 500 m2 (administrative, health, commercial, public residential, educational, cultural, catering, sports, places of worship…).
  • Buildings that are required to undergo a mandatory Technical Building Inspection (ITE) or equivalent inspection.
